After the construction of the Pasing I villa colony proved a great success, the architect August Exter decided to create a second colony. However, this project was doomed to failure, forcing August Exter to gradually close his construction company. Ultimately, the Pasing II villa colony was built by the Neu-Westend AG land development company, although some still believe it was Exter himself.
By 1900, 90 houses had already been built, but there was a period of stagnation afterward, which is why further houses weren’t built until the late 1920s. There was plenty of demand for the houses at that time. This is also the case today, as Munich-Pasing is becoming increasingly popular as a residential area.

The railway tracks run south of the settlement. To the west, the settlement extends to the Würm River, and to the east to Bergsonstrasse.
